Overview

There is a delightful surprise in store for you on arrival at Villa Campocane, You park and ascend the steps to the first of several spacious terraces and gardens which surround this most gracious home, and pause, turning around. There it is, the commanding view. Spreading before you like a wide skirt. To the north you see the dense cluster of Capalbio ending with its distinctive medieval tower, in between is the broad expanse of neighboring farms growing grain and raising cows and sheep, and then the sea. The distinctive bulk of the Monte Argentario accents the view of the horizon. This is a view that encourages relaxation and contemplation and you have just arrived.

Villa Campocane is a tranquil, spacious retreat within an hour and a half of Rome's Fiumicino airport and favored as it is by an exceptional position within walking distance to a charming and lively village. You can reach three of Tuscany's few sandy beaches in a drive of less than 20 minutes. Once there you can settle into a beach club for a day of surf and sand, complete with sun-bed, umbrella, cabana for changing and lunch/bar service. It is beach-going as only the Italians would have conjured it.

Villa Campocane is a complete refurbishment and expansion of an old stone farmhouse, only its central structure still remaining. The Rome-based owners have a farm nearby and set about restoring this property as a weekend and holiday house with an eye towards facilitating the kind of gracious, comfortable holiday that with virtually no traces of its humble origins remaining in the refined and expansive home you find today. Maximizing the advantage of a panoramic hillside, Villa Campocane offers its guests a range of opportunities to come together as a group while offering space and privacy as needed. The grounds have been beautifully developed for both intimacy and expansiveness, a combination not always easy to achieve. The gardens and terraces are numerous, inviting the enjoyment of the out-of-doors. There are lawns for playing ball and rolling around. And there is always a captivating view.

The casual elegance of the property itself is well-adapted to multi-generational family groups, adult friends and multiple families alike. Children of all ages are welcome, and the accompanying adults can be comfortable, relaxed and entertained both at home and while exploring the surrounding provinces. This is an unspoiled Tuscany offering visitors a fresh take on a fabled and fabulous land.

Rental notes

Steep drive on entrance, fairly narrow parking area. Best for sedans. There are drops from some terraces that could be hazardous to very young children and some uneven pavement in some areas. Please inquire. Azzura and Rosa share a vestibule making it an ideal family 'suite' if desired; Azzura is the smaller bedroom. Arrival/Departure Saturday - Saturday; can be flexible so please inquire with your preferred dates. Cleaning included Monday - Saturday; six hours/ day; 1.5 days off per week (usually Thursday and Sunday afternoon). Maid can prepare Italian home cooking at E. 15 per hour; Professional Chef available on request by separate payment depending on the menu and number of guests. Please inquire. Crib, high chair and toys available for young children on request. Cats come and go from woods surrounding house; will sometimes approach terraces but are not domesticated. Pool is specially lined to absorb heat from the sun. Welcome Dinner included, Breakast Service included Monday to Saturday. All Guest Services available; transportation, excursions, special events and hotels arranged on request.
